Our Historic Estate

 

Opening Summer 2025, Three Hills features 64 rooms across our Manor house, spa wing and twenty one cottages. The beautifully appointed guest rooms feature thoughtful design details, luxe linens, stylish amenities and curated spa toiletries to promote a state of wellbeing. 

Built as a private residence in 1913, Three Hills is listed on the National Register of Historic Places as a classic representation of Italian Renaissance architecture from the early twentieth century.

 
 

European Spa Experience

Set to open in the fall 2025, the Spa at Three Hills is a supremely tranquil wellness experience inspired by European baths. The spa features indoor and outdoor spaces, saunas, multi-temperature baths, bespoke aromatherapy and elements of ceremony to promote full-body renewal.

We deliver full-immersion wellness, featuring an infinity pool, salt cave, heat therapy through our sauna ceremony, a Roman experience tepidarium and Kneipp hydrotherapy.

 

Over 100 Years of Hospitality

Mary Johnston built Three Hills in 1913. She operated an inn on the property until her death in 1936. Johnston was the one of America’s bestselling novelists of the 20th century, and an active member of the Equal Suffrage League of Virginia.

Richmond architects Carneal and Johnston designed the Italian Renaissance style home with a Colonial Revival interior. Today, Three Hills retains much of its character-defining features and architectural integrity, as well as influence from Mary Johnston herself.

Timeline

Summer 2018: Property was acquired.

Spring 2019: Demolition and clean up started.

Summer 2020: Renovations start and project is under renovation.

Summer 2025: Three Hills Hotel opens.

Fall 2025: Spa scheduled to open.
